Inside

This light-filled coastal home in north Devon is the perfect holiday pad - comfortable and homely, yet stylishly decorated, complete with all mod cons, in an idyllic waterside location.

  • Style: Informal, country house style.
  • Bedrooms: The six bedrooms are spread over two floors of the house. On the first floor, enjoy water views from the comfort of your bed in the master bedroom, with spacious en suite. Take your pick from the king size double en suite, twin bedroom or the single room with garden views (plus cot) - the latter two bedrooms share the family bathroom (shower and bath). Up to the second floor, the attic bedrooms - a twin and a double - share a shower room perfect for children.
  • For relaxation: During the summer, you'll be making the most of the beach or the garden, but when the evenings draw in, just light the fire in the drawing room and cosy up with the family.
  • For recreation: There's an adjacent sitting room which is perfect for the kids to escape to, complete with lots of games and a DVD library to keep them entertained.
  • Practicalities: There's a downstairs WC, washing machine, tumble dryer and plenty of storage for wet weather gear in the laundry room. There is also a butlers kitchen with an American fridge freezer and additional cooker.

Outside

To the front of the property there is off-road parking for at least 6 cars. The large south-facing rear garden is an enclosed sun trap and as perfect a spot for a summer BBQ as reclining with a good book. There are fruit trees and even an outdoor shower to wash off sandy feet.

Food and Wine

  • DIY: The large, well equipped, farmhouse kitchen, complete with AGA is the heart of the house. A family size table, beautiful garden and water views and lots of cook books to inspire guarantee many an evening spent socialising in this comfortable space.Why not buy some fresh fish from the local trawler or arrange an organic food hamper to be delivered.
  • In-house cuisine: If you want to put your feet up of an evening, then everything from a home cooked fish pie to a sit down meal can be arranged at the property.
  • Eating out: From pubs to restaurants, you've plenty of eateries to choose from that are just a short walk from the property.

Getting there

  • On the map: Located in North Devon halfway between Barnstaple and Bideford
  • By Car: Instow is easily reached by car from the M5 motorway, and is approximately a 3 1/2 hour drive from London.
  • By Train: The nearest mainline station is Tiverton Parkway which is around 50 minutes from the property.
  • By Air: Exeter Airport is just over an hour from the house.

Out and About

  • The Seafront: Just watch the world go by; a vista bright in summer with the sails of catamarans and wind-surfers, or, when the tide is out, make the most of a Iong stretch of golden sand. Take in the view of Appledore across the estuary, you can take the ferry across during the summer months.
  • If the weather is fine, then follow the Tarka Trail - a footpath and cycle route that leads through Instow,
  • Go horse riding at Bideford which is 10 minutes from the property.
  • Whether you want to try your hand at surfing, fancy a spot of sunbathing or some beach power walking, then the white sandy expanses of Croyde, Saunton Sands and Woolacombe are around 40 minutes from the property.
  • If you fancy a day of adrenalin-fuelled activity, then there's an activity centre 10 minutes away at Appledore which has everything from high ropes to climbing.
  • Escape to Lundy Island, an inspirational setting for painting, walking and just enjoying the great outdoors.
